A void title property purchase happens when you buy land from someone who does not legally own it. The law is very clear: you cannot give someone a thing that you do not own yourself. If the seller has a fake ownership paper, you get zero rights to the land. Even if you pay the full price honestly, the law will not protect your purchase.
